How We Approach Property Work

Two things distinguish this practice. First, plain-English advice at transaction speed — problems raised the day we find them, with a recommendation attached. Second, breadth in one firm: when a purchase uncovers a short lease, a covenant dispute or a tax question, the specialist is down the hall, not across a referral.

And because property law is mid-reform — leasehold changes partly in force, the possession regime rewritten in 2026 — we tell you what the law is today and what's genuinely coming, so decisions rest on facts rather than headlines.

Frequently Asked Questions

Which service do I need?

Describe the situation and we'll route it: transactions and title questions under property law, short leases under lease extensions, buying your building's freehold under enfranchisement, possession either side under evictions, and funding under bridge financing. Property matters usually touch more than one — which is why they all live in one team.

How do I convert my leasehold to freehold?

For a house, you buy the freehold under a statutory right. For a flat, you join with neighbours in collective enfranchisement — at least half the building participating — or extend your lease if the group isn't there. Each route has its own valuation and process; we run all of them and will tell you which fits your building.

What will it cost?

Transactions are quoted clearly before you instruct — our calculators give instant estimates for conveyancing, stamp duty and lease extension premiums — and contentious or structured work is costed openly at each stage. No surprises is the operating rule; our fees page sets out the structures.
